We conduct extensive 9-step screening on all tenants and handle every aspect of getting your property rented in the shortest time possible.
Previous rental history: Verify tenancy duration, reasons for leaving, landlord contact info, and any unpaid balances or lease violations.
Credit score & credit report: Obtain current credit score and full credit report to assess debt load, payment history, bankruptcies, and collections.
Reference check: Contact personal and professional references to confirm character, reliability, and rental behavior.
Possible evictions: Search court records and tenant screening databases for past eviction filings, judgments, and pending actions.
Criminal record: Perform a criminal background check consistent with fair housing laws to identify convictions that may affect resident or property safety.
Income verification: Collect pay stubs, W-2s, bank statements, or employment verification letters to confirm stable, sufficient income (commonly 2.5–3× rent).
Government issued identification: Verify government ID (driver’s license, passport, state ID) to confirm identity and residency status.
Social Security Number verification: Use SSN to validate identity and run background and credit checks while complying with privacy regulations.
Pet-related paperwork: Require pet agreement, vaccination records, proof of licensing, any breed or size restrictions, and pet deposit or pet rent documentation.
We take tenant selection seriously, balancing speed with thorough screening to secure reliable tenants. Basezip manages all screening documentation and does not charge owner fees during this process.
Basezip applies a rigorous nine-point screening standard to carefully evaluate all prospective tenants: -
Collecting rent is easy if you have the perfect tenant who pays on time! But what if they don’t? Having someone in your corner who knows tenant law and the proper notices to send is critical!
If a tenant has gone beyond the grace period of the lease we provide them with a late rent notice, where we collect the appropriate late fees along with the normal rent amount. Worst case, if we have a tenant that does stop paying rent, we will assist in the eviction process and re-renting the property quickly.
We make paying rent easy for tenants with the online tenant portal that can be accessed 24/7. We encourage tenants to pay online, which means we can pay you out faster.

No more midnight interruptions, we are on call and available 24/7. Basezip will take all tenant maintenance requests on a 24/7 basis and handle all maintenance work.
We have an extensive network of vetted subcontractors in all trades such as painters, electricians, plumbers, carpet installers, HVAC specialists, and appliance technicians. Because of the volume of work our company requires, we are able to receive quality service at fair prices. This saves you time, money and headache!
We exclusively use vendors who are licensed and insured.
We conduct routine inspections to ensure your investment is protected & handle repairs promptly.
Tenants know routine maintenance requests are required to be made online, so we have a documented record of work that’s done on your home.
We upload inspection photos to the owner portal so you can review them from any device.
We always inform the property owner for any expense over $500 and confirm their approval, prior to beginning any work.
Maintenance scheduling is included at no additional charge to the property owner.
Tenants can submit work orders via our maintenance request link in our Tenant Portal or through our 24/7 live maintenance answering service, 365 days a year. Our maintenance line offers assistance in both English and Spanish.

With our detailed financial reporting tools, you’re always a few clicks away from checking-in on your investment.
Tracking payments, expenses, and all other property related finances can be time consuming and confusing.
We track and manage these for you, so they can be organized clearly and reported to the owner.Owners are paid via direct deposit to their designated bank account by the 15th of each month.
At year-end, owners receive a Form 1099 for tax reporting purposes.
An annual profit and loss statement is provided for each property.

Evictions are extremely rare, but in the unfortunate circumstance of needing to evict a tenant, we provide the eviction services to manage the process from beginning to end.
We are prepared to engage attorneys when necessary and will attend court on your behalf.
In the aftermath of an eviction, we work to ensure your property is re-rented as quickly as possible.
We offer Eviction Management services including:
Sign and serve in the property owner’s name all notices required to initiate and pursue the eviction process.
Commence and prosecute actions to evict tenants.
Recover possession of the property.
Recover rents and other amounts due.
